Architectural Control (Home Improvement)
Most Association Covenants require approval from a governing committee for almost any change to your property. These enhancements vary by community, but may include Pools, Fences, Sheds & Outbuildings, Major Landscaping projects such as new decks, patios or car pads, and in some communities, where you cut-in your flower beds, and what you put in them. Thus, receiving association approval protects you, and all the property owners in your community, against homeowners building "an enhancement" that is not attractive or consistent with the rest of the community.
The Rosebrook HOA Architectural Control Committee (ACC) strives to maintain and enhance the aesthetic quality of the community. The ACC, which consists of the Board of Directors, Management Company and Builder, serves as a review board for homeowner/members wishing to make additions/changes to their home or landscape.
If you are planning any changes to the outside of your home (including fences, sheds, etc.), the governing documents require that you submit a form to the committee for approval. The ACC form below (link) may be printed for your use. Please mail or fax the original (keeping a copy for your records) to:

The approval process is as easy as 1, 2, 3!
1) Download the ACC Request form using the link below
2) Print the document on your printer and complete the form
3) Send your completed ACC Request Form with any additional information to the address or fax number above
Once we receive your completed ACC Request Form
1) We'll forward your request to your Association's ACC committee.
2) The Committee will meet and review your plan
3) Once a decision is made by the committee, you will receive a letter in writing either accepting, denying or modifying your request
4) This process may take from 1 week to 45 days
Note: The improvement plan MUST include the location of the improvement on the property, color, size and shape of the improvement to assist the committee in giving complete consideration to your request.
Painting: if you are painting you will need to include ‘paint chips’ so the committee can properly review the application. Exception: If you plan to repaint your home the exact same colors that it is currently, you may proceed without making application.
Landscaping: for Landscape changes, because these are outdoor changes to your lot you will likely need to make ACC application. Not for planting seasonal flowers in your flower beds however, but a landscape redesign or overhaul or planting of large trees (trees that will grow large) would need an application. If instructed under the section of the ACC form that applies to your proposed project (i.e. fence), please remember to sketch out a drawing and submit that with your form.
